Marketing Is Everything!

What Goes Into Marketing A Home?

What do we do to sell your home? A little bit of everything and we are constantly adapting as the Real Estate industry evolves. We’re not afraid to test new ideas and jump at the chance to utilize new technology to share clients’ properties on cutting edge platforms. Kurvin Residential recognizes that not everyone selling their home is familiar with everything the digital frontier has to offer and that’s alright. It’s all part of our Marketing Plan. We combine traditional and modern marketing techniques to connect buyers with our clients’ homes. Thinking of selling? Take a look at some of our strategies and then connect with us for a home consultation.

First Impressions!

Let’s face it, we want to look at beautiful pictures. Kurvin Residential uses professional photographers to capture your home. We want to get you the biggest return for your investment and that means doing everything possible to make the best first impression.

You probably wouldn’t buy a magazine with a blurry dark cover photo and certainly would skip over Amazon items with grainy images. The same goes for Real Estate. Buyers will end up scrolling past a home with unprofessional photos and never get to the description, possibly skipping over their dream home!

A Game Changer!

Video sells. Combined with compelling audio, professional cinematography evokes emotion and action from our audience. We immediately capture the attention of buyers, leaving a lasting impression.

In this age of technology and wide reach of Social Media, consumers are looking for instant satisfaction. What better way, than video, to fulfill a buyer’s needs?

This gorgeous home, located in Sarasota, was under contract in under 30 days. This beautifully filmed video received so much attention, thanks to our aggressive marketing tactics, resulting in a happy seller and buyer.

A Powerful Reach!

We hear it all the time, Social Media. What is it? You probably already know, but for those who don’t, I really like this article from The Balance, Small Business: Read Article

Basically, it’s anything social that is found online: Facebook, Instagram, YouTube, Twitter, Pinterest, LinkedIn, etc… If it’s online and can connect you with another human, it’s Social Media and WE LOVE IT!

We’re a creative group at Kurvin Residential. If it’s “outside the box” we want to do it. If you’re on Facebook, you probably belong to some private groups where you can buy and sell. These groups are so valuable to us, we’ve even started our own, some with over 30,000 members! What does that mean for you? We market your home in private groups and reach people that didn’t even know they wanted to move! Your home is posted at the top of the page and never lost in the feed, it’s the first thing members see. We reach thousands of prospective buyers per day.

An Oldie But A Goodie…

You’ve probably attended an open house at some point in your life. If not, you’ve surely seen open house signs with balloons and banners, while driving through town. Did any stick out more than others? This is a form of marketing.

Some agents have personally branded signs with their name and picture to draw attention to their open houses. Whatever it takes to guide home buyers to your property is a win for you and us.

When a property first hits the market we love to hold a Broker’s Open House. We personally invite local agents to preview upcoming properties, supplying a light meal and a personalized tour. Agents are encouraged to film live video for their own Facebook accounts and to share with their buyer clients.

Open houses have definitely evolved over time but will always remain a staple when it comes to selling your home.

Imagination Begins Here!

If you’re trying to sell a home that is vacant, staging is a great option. Some buyers have a hard time envisioning the layout of furniture, bringing in basic neutral pieces can solve that dilemma.

Maybe you have a unique space, not your typical layout, but a long narrow living space. A professional designer will have your property looking like a showroom in no time.

We are lucky, at Kurvin Residential, to have our very own designer: Courtney Petrin of Savannah’s Home & Design. If you’re a fan of Chip and Joanna Gaines of Fixer Upper, you will fall in love with coastal farmhouse touches Courtney brings to her projects.

Putting Connections To Work!

You’ve heard the saying, “It’s know what you know, It’s who you know”

When it comes to Real Estate, both statements are true. There’s so much more than putting a For Sale sign in the ground and putting your home into the MLS system. On top of understanding a multitude of contracts and addendums that can go into the sale of a home, Realtors have an extensive network of friends, other agents and industry professionals that we rely on to assist our clients.

Networking involves making calls, texting our colleagues, email and face to face functions to bring attention to our clients’ properties. There are thousands of properties available and sometimes all it takes is letting a fellow agent know about an upcoming listing to get it sold.
